Grading, Drainage & Watering Maintenance

Included in your purchase is final grading of your yard. This is not to be confused with ‘Finish’ grading.

In general, grades with a raked finish are supplied that will drain water away from your foundation and generally off the lot. Maintaining the slope around your home to permit water to drain away from your home is essential to protect the foundation. Do not remove gutter splash blocks. Do not lay sod up to the foundation. Rather, install planter beds around your home that need less water. It is recommended that you install a drip line system, both to reduce the amount of water needed as well as to keep sprinkler overspray off of your home. No area should be watered to more than a depth of 10 to 12 inches. Over watering or improper drainage may result in property damage.

When the area for your home was excavated some room was allowed in which to work. Also, trenching for utility lines was performed. Although the soil was replaced and compacted, it does not return to its original density and some settling is normal. See Warranty – Section 1.A (1).

Expect to see some ponding after heavy rains or watering – See Warranty – Section 1.B (1)

Upon completion of the final grade by G.H.V., any additional work performed by owner, such as sprinkler installation, landscaping or berms, shall constitute acceptance of G.H.V. work by the owner. All drainage performance then becomes the responsibility of the homeowner, with the exception of that specified in the warranty. The homeowner should therefore pay attention to the effect of his/her landscape design upon the final grade and its relationship to overall lot drainage.
