Your Quick Guide to Important Home Maintenance

IN AN EFFORT TO HELP KEEP YOUR HOME IN “LIKE NEW” CONDITION, WE HAVE PUT TOGETHER THIS MAINTENANCE GUIDE TO SOME OF THE MOST COMMON AREAS OF HOME MAINTENANCE.

WHAT IS COVERED BY THE LIMITED WARRANTY
Your home is covered for the first year against defects due to workmanship & materials. There are manufactures warranties on products used to create your home that exceed this one year limit. These are limited warranties on major mechanical products (Plumbing, Electrical, Heating & Cooling systems). See coverage during the second year below.

Warranty Service is not designed to handle ‘Cosmetic’ or ‘Maintenance’ items. All cosmetic items should be resolved prior to closing on the home during the Homeowner walk-thru. Maintenance items are the responsibility of the Homeowner.

The Builder warrants that during the second year after the Limited Warranty commencement date stated on the certificate;

  • The electrical, plumbing, heating & cooling systems of the home (exclusive of the appliances, fixtures & items of equipment) will be free from defects due to non-compliance with the Performance Standards attached to and incorporated into the Limited Warranty.
  • The home will be free from major structure defects in this Limited Warranty.

Emergency service can be obtained by calling the appropriate contractor listed on the emergency services list provided in your homeowner’s packet.

Gallery Homes by Varriale will not be responsible for removal and replacement of homeowner’s belongings in order for warranty service which requires such removal to take place.
